OUR PROCESS

1 / PRE-DESIGN

  • Collect information, facts, ideas, opinions

  • Finalize project structure

  • Establish schedule

  • Preliminary site visits (as needed or possible, especially during COVID-19); alternative options for this are available

2 / SCHEMATIC DESIGN

  • Develop conceptual plans and elevations

  • Review and study several conceptual schemes, with one selected for further development

  • Determine and confirm materials and systems

3 / DESIGN DEVELOPMENT

  • Develop finish selections

  • Complete drawings, plans and elevations (except for minor coordination changes); dimension all major elements and complete the design

  • Prepare and fulfill schedules for finishes and appliances as required

4 / CONSTRUCTION DOCUMENTS

  • Complete specifications

  • Detail plan and elevation elements

  • Check / approve final dimensions

  • Final coordination

  • Issue for bid and permit

5 / BIDDING + NEGOTIAION

  • Prepare documents for distribution to contractors

  • Prepare addenda as needed for revisions

  • Provide analysis comparing contractor bid submissions

6 / CONSTRUCTION ADMINISTRATION

  • Assist in obtaining required permits for construction

  • Prepare Supplemental Information, answer contractor questions

  • Review shop drawings, product data and samples as necessary

  • Construction meetings / site visits as necessary
